Quezon City has again achieved another accomplishment when the city received an award from the Department of Environment and Natural Resources (DENR) for Sustained Good Performance in the Implementation of Republic Act 9003 recently. [News] Ayala Plans Record Home-Building, Entry Into Airports, Rail

Ayala Corp. (AC), the Philippines’ biggest property developer, plans to build a record number of homes in 2012 and expand into airports and railways, Chief Executive Officer Jaime Augusto Zobel de Ayala said.
“We have committed the highest capital spending ever in our history,” Zobel, 53, also chairman and son of billionaire Jaime Zobel De Ayala, said in a March 9 interview in Manila. “Ayala Corp. a hundred years ago is different from today. We’re open to change.”

Zobel plans to boost capital spending by 38 percent this year to a record 91 billion pesos ($2.1 billion), 75 percent of which is set for property unit Ayala Land Inc. (ALI) and Globe Telecom Inc. (GLO) While the company has diversified interests to include banking, its expansion pace has lagged behind rivals such as San Miguel Corp. (SMC), which moved beyond its roots as a brewer to become the largest power producer in Philippines. read more here

In an interview, the Century property announced that the Acqua Livingstone launched by its subsidiary, Century Limitless will be adapting the colourful design aesthetic of Missoni.

The interior design of the 52-storey condominium will be replicated from Missoni’s live colors and stylish designs.

Missoni is an Italian fashion house based in Italy. It is widely known for creating knitted clothing designs made from different kinds of fabrics with its colourful patterns. Its design concept emphasizes an experience of happiness, fun, beauty, creativity as well as luxury and elegance according to Missoni Marketing Director and Shareholder, Vittorio Missoni.

Acqua Livingstone is actually the fourth of condominium towers launched by the Century properties but this is the first time that it will be the first condominium in the world which would be designed by MissoniHome.

Acqua Livingstone will have function rooms, gym, spa, swimming pool, dance floor, barbecue facilities as well as business center. The Missoni design will be seen in the condominium’s multi-level amenity called Canopy but Acqua Livingstone’s residents can also have an option of having their units designed by MissoniHome.

[NEWS] A Philippine Real Estate Firm Eyes Cebu as a Perfect Place to Build Business Infrastructures

A Philippine real estate in cooperation with an international partner plans to build a retirement village and a hospital facility in Northern Cebu.

Recently, Everjust Realty Development Corp., and an international partner held a meeting regarding their agreement about management and operations of the said projects. Thus, facilities can adopt international standards and at the same time can achieve an international accreditation.

In a new report, the firm’s president is considering 5 years for the construction of the projects.

According to the Everjust Realty President, Justin Uy, the 10-hectare retirement village is set to be built in Consolacion while the Hospital facility is set to be constructed in Mandaue. Both infrastructures will be located in Cebu.

Uy further said that the development of the said retirement village and hospital facility in Cebu is meant to push the firm’s expansion into the tourism industry

Due to the great relaxing tropical ambiance brought by the climate in the Philippines to many foreigners, many of them wish to acquire a real estate property in the country. However, acquiring a real estate property in the Philippines is one of the hottest restrictions to many foreigners in the country. Foreigners in the Philippines cannot just simply purchase a  house and lot packages in the said country and have the land title be in their names. Unlike in some other countries, land ownership in the Philippines is bounded to Filipino citizens and corporations with at least 60% Filipino interest and to half foreigner and half Filipino or to former Filipinos with some limitations.

However, there are some special cases for foreigners, in some situations, it can be possible for a foreigner to acquire a property in the said country such as a Philippine real estate. Said cases considered are the Land acquisition before the 1935 Constitution took effect and acquisition be a hereditary succession (the foreigner must be a legitimate or natural heir) is considered Furthermore, for foreigners who are married to a Filipino, most commonly they put the property title by the name of their Filipino spouse. In case the Filipino spouses died first before the foreigner, the foreigner may either dispose the property for a reasonable time and collect all the proceeds, turn over the ownership of the property to legal heirs or children or if they have no children, pass ownership to the relatives of the late Filipino spouse.
